Please read our conditions prior to requesting a reservation.

Costs:

The following is a list of all costs involved in renting properties with NLI

a) Initial 25% Deposit – An initial deposit of 25% of entire rental must be paid to secure reservation. This deposit is not returned if you cancel your reservation. Otherwise it will go towards the total cost of the rental.

b) Rental Price – Rental price as listed on the website and confirmed by email with NLI.

c) Administration Fee – Fee for check-in and check-out which varies depending on day and time (see below for details).

d) Guarantee Deposit – Deposit amount as set by property owner, which will be paid back upon inspection of the property at check-out. Any damages to the property will be taken from this amount. This amount can be confirmed with NLI before reserving.

e) Processing Fee – Processing fee for payments made using any method other than cash. NLI will provide you with a copy of the charge to the company to assure that it matches the amount you are charged for processing.

f) Other services – You may arrange for additional services and classes at an additional cost. Please see our website for all of the services we are happy to offer our guests!

g) High-Season Premium – There is a 25% Premium (price increase) for Apartment Rentals during the following dates/times: December 19th – January 7th.

h) Penalties – There is a penalty fee of $30 usd if an NLI representative must return to the property to collect payment. Please have payment ready in advance. There is a penalty of 50% of the entire rental fee for last minutes cancellations (less than 24 hours before check-in).

VERY IMPORTANT: Electricity in Argentina is 220v.
Bring an adaptor if your machines are 110 v, please!

How to Rent with NLI

Step 1:

Please send 25% of the total rent as a deposit, plus the COSTS processing fee via: Western Union, Money Gram, Wire Banking transference ( to our bank in USA ) or American check bank ( it has no cost, but must arrive at our USA ´s address 2 weeks before your check in)

Step 2:

Please read and sign the Conditions, scan them and email them back to us at info@nliproperties.com in order to confirm your reservation. Please send the Conditions with the title “NLI_property_code Signed Conditions – Your Name” (ex. “NLI002 Signed Conditions – Nancy Landi”).

If you have any questions or concerns, we are happy to discuss them with you. Prior to sending payment, please confirm vacancy. No reservations will be accepted without the “Our Conditions” document properly sent back to us. There will be no exceptions.

Please inform us about the following information when you send the Conditions:

1. The method for your payment reservation
2. Who sent the money and from which city (for Western Union and Money Gram payments)
3. Names of the tenants (and whether they are adults or children)
4. Personal contact information (address, home telephone, cell phone, email)
5. List of the extra services you want.
6. Your interest in Investments in BA.
7. Your arrival information including city of departure, flight number and hour of your departure and arrival, so we can check if you are on time at the airport)
8. Desired times for Check-In & Check-Out
9. How you found out about NLI Properties

Step 3:

Save the email confirming payment was received, the details of the reserved property, and the contract in English. Remember that upon check-in you must sign the Conditions in Spanish, per Argentine law.

Step 4:

Upon Check-in: Pay the remaining 75% of the rental price, plus the administration fee, plus guarantee in cash (unless you already paid that in advance). At this point you will also coordinate your check-out time.

Guarantee Deposit

The Guarantee fee varies depending on the individual property owner. This information will be supplied in advance so you know how much you will have to pay. Normally this fee is $300 usd for one day to one week, $400 usd for two to three weeks, or $500 usd for one month.
Per 6 months : 1 month of the rent. This will be returned upon inspection upon check-out.

We also require a photocopy of your Passport(s) or National I.D.(s) when you Check-In.
It is required of ALL TENANTS. Please have all of the money you need to pay in cash on hand when you Check-In. This is important, because we like to provide all of our customers with prompt service, and it’s probable that we will have clients checking-in after you. We cannot wait more than 30 minutes
to complete the Check-in process.

Step 5:

Upon Check-out: Your guarantee fee will be returned to you upon inspection of the rental property. Otherwise the guarantee fee will be returned in cash.

Note:
If the cost to repair damages exceeds the amount of the security deposit, the difference must be paid by the guest. Guests must return the property in the same clean conditions in which it was presented upon arrival. The inclusion of cleaning services in the price of the rent does not revoke the obligation of guests to leave the property in the same clean conditions in which it was presented upon arrival.

If the property is returned in an inadequate state of order and cleanliness, the owner is authorized to deduct from the deposit the cost of cleaning necessary to return the property to its original condition. Cost : 40 usd .

Check-Out Procedure: If not arranged upon check-in, an NLI staff member will contact you and arrange a time to check you out of the apartment, usually 10:00 A.M. We will take inventory and inspect the apartment before returning your deposit. The apartment must be in the same condition as it was previously rented in order to retain your full deposit.
The check-out process is approx. 25 minutes.

Our goal is to return a FULL deposit and develop a long-term relationship.

Please Note

• One week is considered: 6 nights, 7 days.
• Two weeks is considered: 13 nights, 14 days.
• Three weeks is considered: 20 nights, 21 days
• 1 month is considered: 29 nights, 30 days

High-Season Premium: There is a 25% Premium (price increase) for Apartment Rentals during the following dates/times: December 19th – January 7th.
(for example: If an apartment normally rents for $500 per week, the price is 500×1.25 = $625.)

Deposit and Payment Methods

A 25% deposit of the total amount is required to confirm and hold your requested dates. Deposits can be made via Money Gram , banking transference or Western Union + costs or American check .
The total amount must be paid either by wire banking transference,american bank check, Western Union, Money Gram prior to arrival, OR in cash upon check-in. We can make no exceptions.

Administration Fee:

1. Check-In

a) Monday – Friday 9:00 to 18:00 $30 USD
b) Weekends or Mon – Fri before 9:00 or after 18:00 $50 USD

2. Check-Out

a) Monday – Friday 9:00 to 18:00 $20 USD
b) Weekends or Mon – Fri before 9:00 or after 18:00 $30 USD

If an NLI representative needs to return to the apartment to collect additional money, there is a $30 USD PENALTY FEE.

Western Union/Money Gram

Please make all Money Gram and Western Union payments in Buenos Aires, AR payable to:

This is important because if you write the payment information incorrectly, we cannot
process the funds and we cannot reserve your apartment. Thank you!

Guests are obligated to provide the names, ID numbers and ages of all persons who will occupy the property. The use of the property by the guest to provide lodging for more people than the maximum capacity stated in the lease agreement is basis for eviction.
The guests must respect the buildings’ rules in relation to the admission of pets, noises and other associated circumstances. The violation of this regulation is basis for eviction. All property owners reserve the right to make the final decision regarding the reception of guests in their properties.

Please Note:

The Argentinean Banks (ATM’s) only allow 1000 pesos AR to be received per day (no dollars or Euros are emitted by the ATM’s).

Accommodating more guests in the facilities than what was previously established in the contract is sufficient reason for eviction. Each apartment has a maximum occupancy limit. Home owners and Nancy Landi International reserve the right to refuse admission. If there are changes to your
party, please notify us as soon as possible, and we will do everything in our power to satisfy all parties.

NLI is responsible for all reservation procedures, for a specified property for the period stated by the guest. Should there be an unforeseen event involving the property prior to your arrival that will make your stay there impossible, NLI will attempt relocating you to another apartment of similar characteristics and amenities, available at the time of your trip. We will do everything in our power to satisfy your needs.

CANCELLATIONS & LEGAL POLICY

Tenants need to sign the “Rules of the Building.” Please remember, out of respect for the other tenants, the noise volume should be kept to a minimum during hours of sleep. All deposits to reserve the apartment (25% of the rent) are non-refundable (this deposit is not returned if you cancel your reservation. Otherwise it will go towards the total cost of the rental).

All sales are final. Only cash will be accepted at the moment of check-in. There is a penalty of 50% of the entire rental fee for last minutes cancellations (less than 48 hours before check-in).

All of the apartments which make up this network have been visited in person by a member of our staff, who decided to incorporate each property to this network and took photos, which are posted on our site.
Owners must send information about changes in the decoration at their apartments all the time.

We are open to any suggestions. If you have needs that are not listed above, please inquire with us and we will try to accommodate you!

Limitation of Liability, Legal Policy and Jurisdiction

Under no circumstances shall Nancy Landi International Properties or its representatives be liable to any client on account of that client’s use or misuse of or reliance on Nancy Landi International properties services, a rising from any claim relating to this agreement or the subject matter hereof. Such limitation of liability shall apply to prevent recovery of direct, indirect, incidental, consequential, special, exemplary, and punitive damages whether their claim is based on warranty, contract, tort (including negligence), or otherwise, (even if Nancy Landi International Properties or its representatives have been advised of the possibility of such damages).
Such limitation of liability shall apply whether the damages arise from use or misuse of and reliance on the services of Nancy Landi International Properties, from inability to use Nancy Landi International Properties services, or from the interruption, suspension, or termination of Nancy Landi International
Properties services (including such damages incurred by third parties). This limitation shall also apply with respect to damages incurred by reason of other services or goods received or advertised or received through any links provided in www.nliproperties.com. This limitation shall also apply, without limitation, to the costs of procurement of substitute goods or services, lost profits, or lost data. Such limitation shall further apply with respect to the performance or non-performance of www.NancyLandi.com or any information or merchandise that appears on, or is linked, or related in any way to Nancy Landi International Properties. Such limitation shall apply notwithstanding any failure of essential purpose of any limited remedy and to the fullest extent permitted by law. Without limiting the foregoing, under no circumstances shall Nancy Landi International Properties or its representatives be held liable for any delay or failure in performance resulting directly or indirectly from acts of nature, forces, or causes beyond its reasonable control, including, without limitation, Internet
failures, computer equipment failures, telecommunication equipment failures, other equipment failures, electrical power failures, strikes, labor disputes, riots, insurrections, civil disturbances, shortages of labor or materials, fires, floods, storms, or other acts of God, explosions, war, governmental actions,
orders of domestic or foreign courts or tribunals, non-performance of third parties, or loss of or fluctuations in heat, light, or air conditioning.

This Agreement shall be governed by the laws of Buenos Aires, Argentina. Any dispute or claim arising out of or in connection with this Agreement shall be adjudicated in Buenos Aires, Argentina. This Agreement constitutes the entire agreement between the parties with respect to the subject matter hereof. Any modifications to this Agreement must be made in a writing executed by both parties. If any provision herein is held unenforceable, then such provision will be modified to reflect the parties’ intention, and the remaining provisions of this Agreement will remain in full force and effect. You may not resell, assign, or transfer any of
your rights hereunder. Any such attempt may result in termination of this Agreement, without liability to Nancy Landi International Properties.
